Pearl Home Performance Report

The Pearl Home Performance Report is the most comprehensive asset in the Listing Package, serving as a "deep dive" for serious buyers and a data-rich source for appraisers. While Home Tour Cards spark interest during a walkthrough, this report provides the technical proof required to justify a home's premium price.

Use Case: Pearl Home Performance Report

The Problem: Once a homebuyer becomes "serious" about a high-performance home, they often move past emotional benefits and begin looking for technical transparency. They—or their home inspector—may have questions about the specific R-value of the insulation, the exact air-leakiness of the building shell, or how the home's efficiency compares to others in the state. Without a standardized way to present this data, agents are often left hunting for old contractor invoices or trying to explain complex building science themselves.

The Solution: The Home Performance Report is a robust report that documents the home’s invisible assets. It provides a high-level Pearl SCORE™, the national standard for home performance. It then breaks down the home's performance assets into five key pillars: Safety, Comfort, Operations, Resilience, and Energy. For the analytical buyer, it delivers a data-backed record for the home—confirming high-performance features from everything from technical diagnostic results to verified equipment make and model info—providing the transparency today's buyers demand

Best Practices for Agents

  • The "Serious Buyer" Handout: Do not lead with the full report for every casual visitor. Instead, reserve it for buyers who have expressed significant interest or are returning for a second showing. Use it to solidify their confidence in the home’s value.
  • Leverage the Snapshot: Use the Home Performance Snapshot on page 2 to give a 30-second overview of how the home performs across the five SCORE pillars. This makes it easy for buyers to see that a home is "Very Good" in Operations or "Top 5%" for insulation relative to other homes in the state.
  • Strategic Branding: Agents can brand the report to ensure their contact information is tied to the high-value data, positioning themselves as the expert on high-performance properties.
  • The Technical Deep Dive: For buyers concerned about specific upgrades, refer to the High-Performing Feature Details. This section provides a third-party inventory of the home’s assets—whether they are high-tech building shell improvements or modern equipment upgrades . Depending on the specific home, this may include:
    • Verified Equipment Specs: Documentation of the specific make, model, and efficiency of HVAC systems, water heaters, and kitchen appliances .
    • Material and Insulation Data: Details on insulation types and R-values (such as R-49 attic insulation) that explain why the home is more comfortable and quieter than average.
    • Diagnostic Results: For homes that have undergone professional testing, this includes performance data like blower door results and air-exchange rates .
    • Installation Quality: Verification of "Grade 1" installation, providing peace of mind that the home's features were installed to the highest professional standards for maximum efficiency.
    • Bridge the Valuation Gap: Remind buyers (and their agents) that the Appraisal Institute's Green and Energy Efficient Addendum is included as an official appendix. This ensures the buyer knows the home's high performance features are more likely to be recognized by their lender.
