What Is Pearl?

Pearl is an independent standards and ratings organization dedicated to making home performance visible and meaningful in real estate and financial markets. Pearl defines what home performance means through its five-pillar framework, then measures every home against that standard through the Pearl SCORE™.

Most homes in the U.S. could be safer, healthier, more comfortable, and more efficient. But improvements in these areas—like better insulation, HVAC upgrades, solar installations, and smart technology—often go unrecognized when a home is appraised or sold. Pearl exists to change that.

Our Mission

Pearl defines what home performance means and measures every home against that standard. For buyers, Pearl provides a framework to understand, compare, and set expectations for any home. For homeowners, it shows how the home already appears in the public domain — with the ability to complete the record. For real estate professionals, Pearl keeps performance conversations on rails, organizing complex information into structured, shareable insights.

Pearl serves four distinct audiences, each with different needs:
  • Buyers — Pearl is a guide to understanding a home: framework, vocabulary, structured questions.
  • Homeowners — Pearl is a mirror showing how the home already appears in the public domain, with the ability to complete the record.
  • Buy-side agents — Pearl keeps performance conversations on rails, organizing buyer anxiety into structured questions.
  • Listing agents — Pearl surfaces performance topics before they become transaction risk.

Our Core System: The Pearl SCORE™

At the center of Pearl’s platform is the Pearl SCORE™, a standardized rating system that evaluates a home across five key categories:

  • Safety

  • Comfort

  • Operations

  • Resilience

  • Energy

Every home receives a Pearl SCORE™ — a standardized rating from 1 to 1,000 across five pillars: Safety, Comfort, Operations, Resilience, and Energy. Scores map to six performance zones: Needs Improvement, Typical, Good, Very Good, Excellent, and Exceptional. Homes scoring 500 or above may qualify for Pearl Certification (Silver, Gold, or Platinum).

Pearl’s ecosystem includes:

  • The Pearl App – helps homeowners understand their home’s current performance profile
  • The Pearl PRO App – for professionals to issue certifications and support clients
  • The Pearl Registry – a public database that publishes SCORE and Snapshot data
